Riverview Residential Community, Inc., Pool Use Acknowledgement
By agreeing to the terms and conditions outlined below the individual submitting this form hereby acknowledges and agrees with the following statement:
I do hereby acknowledge that I have been informed there will be NO LIFEGUARD on duty at the RIVERVIEW RESIDENTIAL COMMUNITY, INC. swimming pool. I also acknowledge that I have read and understand the Riverview Residential Community, Inc. pool rules and will abide by them and enforce compliance by my family and guests.
I do hereby release and hold harmless Riverview Residential Community, Inc., the Board of Directors, and FirstService Residential Management from any liability and/or responsibility, implied or real, regarding the safety of myself, my family, and/or my guests in the case of injury and/or accident due to the use of the pool or the surrounding areas.
I understand that the pool access may not be granted to others, even if they are members of Riverview Residential Community, Inc. I understand that any violations of the Governing Documents, and pool rules, may result in suspension of amenity use and possible fines. I understand that my pool access application uniquely identifies me and provides a means whereby the date/time of my entering the pool area can be audited.
I understand that by submitting this document, I assume full responsibility for the safety and/or injury of any family member or guest.
USE OF RECREATIONAL AREAS AND POOL RULES
These rules are in place to protect our facilities and residents.
The pool and playscape “park tract and improvement area” will be available for your use from 6:00AM to 10:00PM. Your compliance and consideration of others would be greatly appreciated. Non-compliance of any rule may result in suspension of amenity access for up to one year and include additional fines per violation.
Electronic security keys (available by contacting the management company) must be made available to a Board Member, management, or assigned employees at any time to prove residency. An emergency only phone is provided near the pool gate area. A cell phone is highly recommended for use in the recreational area of the Park Tract for both emergency and non-emergency personal use.
If you see someone violating the pool rules, please report the activity by following the easy steps below:
1. Visit www.fsresidentialaustin.com
2. Click on Report It -> Report A Violation
3. Fill out the form. Please be as descriptive as possible.
4. Click “Submit”
**Photos and/or three-minute videos are required. The submissions that you provide will always remain anonymous. Additionally, all communication with the resident in violation is confidential.
Once you submit your violation, we will review it and investigate.
The Board of Directors and management appreciates your continued cooperation and compliance.
IF YOU LEASE YOUR HOME, TENANTS MUST AGREE TO THE ABOVE WAIVER, FOLLOW ALL POOL RULES, AND FILL OUT A SEPARATE REQUEST PER MOBILE ACCESS DEVICE.

The RAD is to be used by Property Owner within the Community (as defined below). The Manager and/or Association reserve the right to deactivate the RAD without notice for the following reasons: Property Owner agrees to notify Manager in the event that the RAD is lost, stolen, or inoperable. Upon timely notification to the Manager, the device will be deactivated and a new device may be issued at the then current convenience fee. A RAD may be returned for refund to Manager within thirty days of purchase only if there are no clear signs of physical damage to the device. Beyond thirty days from date of sale, no refunds will be issued. For any questions, please contact [email protected].
